The brief
A 190 m² three-bedroom apartment in Shams 4, Jumeirah Beach Residence — the flat taken back and re-made rather than redecorated.
The constraint
JBR is dense, occupied and served by lifts that residents also use. Strip-out waste leaves through a booked route, and noisy trades live inside the hours the association allows.
Twelve weeks including a full strip-out means the demolition and the procurement had to overlap: joinery was ordered against approved setting-out while the flat was still being emptied.
What was delivered
Strip-out and making good, new partitions and ceilings, bespoke joinery, bathrooms, lighting and full finishes.

What the work included
