What we charge per square metre
The same numbers the calculator uses. They are ours, and they are the starting point of a conversation, not a quotation.

What the number includes
The rate covers the build: drawings, authority submissions, MEP, joinery, finishes and handover documentation for the format you chose. The finish level is the multiplier on it — standard, mid-range or lux — and it moves the figure more than anything else on this page.
What it does not include
Authority fees and landlord deposits, furniture and equipment you buy yourself, and anything found behind a wall nobody has opened yet. Those are established at survey, and we would rather show you the gap than bury it in a rate.
Why we publish this at all
Most fit-out contractors in Dubai will not put a rate on a page. The result is that every conversation starts with a week of guessing on both sides. We would rather you know the order of magnitude before you call, and spend the call on the programme instead.
