The brief
A 140 m² two-bedroom apartment in Bluewaters Residences 4, taken from design through to a finished handover in fourteen weeks.
The constraint
Bluewaters is a managed island address: access, service lifts and working hours run through building management, and a fit-out moves at the speed that approval allows.
The programme was set around that rather than against it — drawings and the NOC package went in while long-lead joinery was already in the factory.
What was handed over
Handed over in August 2025, fourteen weeks from the first drawing.

What the work included
An apartment fit-out is a neighbours problem before it is a construction problem. Waste leaves through a booked route, noisy trades live inside the hours the association allows, and the programme is written around both.
Full replacement where the building allows it: pipework, wiring, HVAC, so the finishes sit on something new.
Waterproofing turned up correctly at every penetration, falls that run to the drain, substrates that carry the slab weight.
