F&B carries the heaviest approvals of any fit-out in Dubai, and every week of delay is a week of rent against an empty room. Our fastest delivered restaurant was 455 m² in nine weeks.

The part that decides your date is rarely the part on the mood board.
F&B is an approvals project with a kitchen attached
Everything else in Dubai fit-out is easier than food. A restaurant answers to Dubai Municipality for the build and to food control for the way the kitchen is laid out, ventilated and drained. Civil Defence looks at the fire suppression over the cooking line and at how people get out. The mall or the landlord adds its own manual on top.
That is four reviewers who can each send you back a week. The only way to hold an opening date is to design for their checklist from the first sketch, not to draw something beautiful and negotiate afterwards.
The kitchen decides everything upstream
Extraction and make-up air are sized from the menu, not from the floor area. A charcoal grill and a bakery in the same footprint are different buildings. Grease interception, floor falls, drainage runs and the position of the interceptor have to be settled before a single tile is ordered, because they set the finished floor level for the whole room.
Cold rooms are the other trap. Panel thickness, door swing, threshold detail and the floor build-up under a trolley route are the difference between a room that works for five years and one that is being re-sealed in year one.
Front of house is what pays the rent
The part guests photograph is the part that fills tables. Banquettes, bar, servery, feature ceilings and lighting are the visible half of the budget, and they are also the half most likely to be value-engineered into something ordinary. We price them honestly at the start rather than discovering them at the end.
Lighting is where most restaurant fit-outs quietly fail. Evening trade needs a scene, not a lux level — and a scene needs circuits, dimming and control designed in before the ceiling closes.
Why every week matters more here than anywhere else
A delayed office costs you inconvenience. A delayed restaurant costs you rent against an empty room, staff hired and waiting, and a marketing date you already announced. That arithmetic is why we run the approval queue ourselves and why the programme is written backwards from opening night.

Questions we hear on every project
How early do you need the menu?
Before the kitchen is drawn. Extraction volume, gas load, cold room sizes and drainage all come off the menu. A kitchen designed without it is redrawn later, and redrawing after food control has seen it costs weeks.
Who deals with Dubai Municipality and food control?
We do, with our own fit-out permit and a Civil Defence delegate registered in our name. You are not standing in those queues.
Can you build while the unit next door is trading?
Yes, and the landlord will usually insist on it. Barricade, protected route, agreed noisy-work windows, and deliveries booked to the slot — all of it goes into the programme before we price it.
What is the fastest you have opened a restaurant?
455 m² from bare shell to opening in nine weeks, on Sheikh Zayed Road, through Municipality and food control without a second inspection. That is the record, not the promise — your unit gets its own honest programme.
How fast can you start?
A site visit within 24 hours of your message. On a build-only job with approved drawings, mobilisation is usually two weeks. On design and build, the approval stage sets the start date — and we tell you honestly what it will take.
Do you handle the authority approvals?
Yes, inside the contract: Municipality and food control for restaurants, the landlord manual and mall authority for retail, building management for offices, community NOCs for villas.
How is payment structured?
Staged against progress on site, with a retention held to the end of the defects period. Nothing is invoiced ahead of work completed.
What happens if the programme slips?
You get the revised programme the week it happens, with the reason and the recovery plan — not on handover day. Most slips are born in the approval queue, which is why we run it ourselves.
Do you work with our designer?
Yes. We build to a third-party design as readily as to our own, and we flag anything that will not pass approval or hold on site.
Who owns the drawings and approvals?
You do. As-builts, permits and warranties are handed over with the keys — nothing is withheld.
