The brief
A 165 m² two-bedroom apartment at Royal Atlantis on The Palm: fit-out to turnkey — marble, bespoke joinery, dressing area and full finishes.
The constraint
An address like this one comes with a developer approval route on top of the authority, restricted service-lift access shared with residents, and no tolerance for noise outside permitted hours.
Full-height stone is set out on a drawing before it is cut. Bookmatched slabs, seam positions and movement joints were resolved in the factory drawing rather than on site.
What was delivered
Marble bathrooms and wet-area waterproofing, bespoke joinery, dressing area, lighting and full internal finishes, in sixteen weeks.

What the work included
An apartment fit-out is a neighbours problem before it is a construction problem. Waste leaves through a booked route, noisy trades live inside the hours the association allows, and the programme is written around both.
