An 870 m² four-bedroom villa taken through design, fit-out, facade and landscaping under one contract — the largest programme we run.
How it was built
What the brief asked for, what the building demanded, and what was handed over.
The brief
An 870 m² four-bedroom villa in Cluster 44, taken through design, interior fit-out, facade and landscaping under a single contract. The whole plot, not the rooms alone.
The constraint
Twenty-six weeks, and three programmes running at once. Interiors, elevation and garden each have their own long-lead materials and their own approvals, and none of them can be compressed by putting more men indoors.
Jumeirah Islands is a live community with an owners association: working hours, skip placement, contractor access and anything visible from a neighbour's plot go through it. Those drawings and insurances went through in our name.
The result
Handed over in July 2026 with the garden finished, not fenced off. Photography of this villa is being collected — we would rather leave the frame empty than fill it with someone else's house.
What the work included
A villa is the longest programme we run — twenty-four to twenty-six weeks on a full scope — and the one where the neighbours have the most say. The date holds because the approval queue and the trades are ours, not because we work faster.
Strip-out where needed, partitions, ceilings, joinery, marble and finishes — room by room to a single material story.
External finishes, cladding, glazing and the detailing that decides how the villa reads from the street.
Hard and soft landscaping, pool surrounds, irrigation and external lighting, sequenced so the garden is not a building site at handover.
Backyard and villa extensions where the plot and the community rules allow — designed, approved and built.
Pipework, wiring and HVAC renewed where the building allows it, so new finishes sit on new services.
Community and developer NOCs, service shutdowns, delivery and working-hour windows.
