Cloud kitchen fit-out in Dubai: what delivery-only changes
A cloud kitchen carries the mechanical requirements of a restaurant kitchen and none of the space a restaurant has to hide them in. Extract volume is calculated from the cooking line, make-up air has to be brought in from outside and tempered, the grease duct needs a legal route out of the building, and all of it competes for floor area with production equipment inside a bay of 500 to 800 sqft. That conflict is the cloud kitchen fit-out. Most operators meet it after the lease is signed. In a restaurant the dining room is most of the leased area, and it quietly does fit-out work for you. It gives the ceiling void somewhere to run, supplies transfer air toward the kitchen, absorbs a delivery route and hides a riser behind a feature wall. Take it away and the requirements stay exactly where they were.

Why the airflow does not care that there is no dining room
Ghost kitchen, cloud kitchen, dark kitchen: they all describe a production unit with no customers in it. What that does to a fit-out is push equipment density per square metre past anything a restaurant kitchen ever reaches.
A 700 sqft unit running two or three virtual brands can end up with the appliance schedule of a kitchen built to serve a 3,000 sqft restaurant. Commercial kitchen extraction in Dubai is sized from that schedule, not from the area of your tenancy, so the canopy, fan, grease duct and make-up air plant all arrive at restaurant scale in a fraction of the space.
Then there is the air you have to put back. In a restaurant, part of it transfers from the dining room, which is already cooled and already there. A delivery-only kitchen has no front of house to borrow from, so nearly all of the make-up air is ducted in from outside, and in a Dubai summer it has to be tempered before it reaches the line. That means a plant item, a base for it, an intake position the landlord will accept, and a duct route through a ceiling already full of extract, sprinkler, lighting and refrigeration pipework.
Most of these units sit in warehouse bays in Al Quoz and Dubai Investments Park, and the shell helps in one way while hurting in another. Height is usually generous, so the ductwork has somewhere to go. Everything that lands outside the bay belongs to the landlord: the roof penetration and its waterproofing, the fan base and its vibration isolation, the intake louvre, external condensers, the gas enclosure if you are on cylinders. Get those agreed in writing before the layout is fixed. A refused roof penetration has stopped more cloud kitchen projects at drawing stage than any equipment decision.
Where a 500 to 800 sqft cloud kitchen runs out of room
The footprint most delivery-only operators lease is fine for cooking and tight for everything cooking needs around it. The items below are what stops fitting, roughly in the order they get squeezed out:
None of that is exotic. It is the list nobody counts when they sign a unit, because the cooking equipment fitted on the first sketch. We would rather test it against a shell before a client commits, which is why we ask for the landlord's drawing before the menu.
Small units work when equipment is bought by capacity per hour instead of by presence, because a compact combi and a shorter fryer bank carry the same peak under half the canopy. The other habit that saves space is planning in reverse, from the collection point back to the store, so finished food travels a short line and never crosses the raw side.
- The tempered make-up air unit and its intake route. First line to be value-engineered, and the one that makes a kitchen unworkable when it goes.
- The grease interceptor, positioned so it can be opened and pumped. A trap no tanker can reach is a trap you pay someone extra to reach.
- Staging for finished orders: bagging bench, hot hold, shelving by order number. It reads like furniture on a drawing, so it gets sacrificed first, and it is where the operation jams at 8pm.
- Chiller, freezer and dry store volume for several brands at once. Each brand adds SKUs, and SKUs are cubic metres.
- Wash-up and staff welfare: pot wash, hand wash basins where the process needs them, changing space, a WC and a mop sink.
- The electrical board, plus the clear working space in front of it.
Several brands, one cloud kitchen
Running four or six virtual brands from one unit is the whole economic argument for the format, and it is a layout problem rather than a marketing one.
Brands share equipment, not process. Two of them may be pure assembly, one needs a grill, one needs a fryer that cannot be shared because of allergen carryover. The design question is whether you build one cooking line with zoned stations, or separate the brands in time and use the same station with a changeover routine. Both work, and they imply different equipment counts, extract volumes and staffing, so the choice belongs in the drawings rather than in the kitchen on opening week.
The things that actually change in the fit-out when brand count goes up:
- Packaging storage. Every brand brings its own boxes, sleeves, bags and stickers. Six brands is metres of shelving that was never on the equipment schedule.
- Labelling and expediting. One point where everything is bagged, labelled and checked against the ticket, with the platform tablets on that wall and power behind them.
- Separation you cannot argue with. If one brand handles pork, storage and preparation separation follows the licence conditions rather than a design preference, and it needs confirming before the layout is drawn. Raw and cooked separation is solved the same way it is in a restaurant, by the shape of the room.
- Peak, not average. Brands do not spread demand across the day. They stack on the same lunch and dinner peaks, so the kitchen is sized for the worst twenty minutes.
The courier door is part of the fit-out
A delivery-only kitchen has no dining room, and people still come to the door. Ten or twenty riders at peak, bikes outside, a queue that forms whenever the kitchen runs a minute late.
The rider should never walk into the cooking zone, and that gets fixed with a boundary rather than with a rule taped to the wall. A collection point at the entrance with shelving by order number, visible from inside the kitchen and reachable from outside it, does the job.
One detail matters more than it sounds: use a personnel door for collection and keep the roller shutter shut during service. An open shutter destroys the air balance you paid for. The kitchen goes from slightly negative to wide open, the canopy stops capturing, and the smell of the grill ends up in the neighbouring tenancy. Put a closer on that door and site it away from the extract intake path.
Outside the door, ask the estate what it allows before you sign. Rider parking, shade, whether bikes can stand in the service yard, whether security will move them at 9pm. In Al Quoz and Dubai Investments Park this varies from one compound to the next, and no fit-out drawing fixes it later.
Shared hub or your own shell
A shared cloud kitchen hub leases you a pod inside a building already built for cooking. Operators such as Kitchen Park built the format around exactly that. The appeal is the expensive, slow, landlord-dependent half of the fit-out standing there before you arrive.

Before signing in a hub, get one number in writing: the extract volume allocated to your pod, against your appliance list. Everything else in the deal is recoverable. That one is not, and it decides whether your menu is possible. The same conversation should cover whether solid fuel is permitted at all, because charcoal usually needs a dedicated duct, who holds the duct cleaning contract and issues the certificate, and whether DEWA is sub-metered or bundled into a service charge you cannot argue with.
Your own shell is the opposite trade. More capital, a longer approvals road and every landlord conversation on your desk, in exchange for choosing the equipment, the layout and the hours. A first brand testing a menu belongs in a hub. An operator with proven volume and four brands usually stops paying somebody else's margin on the same airflow.
- The extraction stack, the fan and the roof discharge.
- The grease interceptor and the drainage designed for kitchen effluent.
- Tempered make-up air plant serving the kitchens.
- Base building fire protection and detection, and often the suppression infrastructure.
- Washable finishes, floor drainage, common welfare and waste areas.
- The base building approvals that let a food unit operate in that shell at all.
- Your equipment, its layout inside the pod, and the electrical and gas loads it needs.
- Your own trade licence and the food safety approval attached to your operation.
- Your HACCP plan, staff food handler training and daily records.
- Suppression over your cooking line where the hub has not already provided it.
- Packaging storage, staging and the collection routine.
- Your snagging list, your reinstatement obligation and your programme.
One stack, several kitchens, and a neighbour you did not choose
Plenty of units that look independent share an extraction riser with the kitchens above or beside them. This is where a cloud kitchen inherits somebody else's problem.
The stack was sized for the tenant mix the building expected. Add a charcoal line where the design assumed a bakery, and the shaft carries a grease load and a spark risk it was never drawn for. Where several hoods run into one fan, your extract moves when the neighbour switches theirs on, so ask for the design basis and the diversity assumed in it rather than the fan's nameplate.
Cleaning is the part that becomes personal. Grease deposits in a shared duct do not stay on the neighbour's side, and a fire in their section is a fire in your route out. Find out who holds the cleaning contract, how often it runs and who receives the report. Contractors and cleaning companies in this region commonly quote DW/TG19 as the benchmark for that work. It is a British ventilation cleanliness standard rather than a Dubai municipal document, and it remains the most useful yardstick on the market for asking whether a duct was cleaned or only certified.
A shared discharge point puts your fryer and their spice grinder into one plume, and complaints from tenants above a roof outlet arrive as a landlord instruction. Put the allocation, the cleaning regime and the discharge arrangement into the landlord NOC before the fit-out drawings are submitted.
Reinstatement starts on the day you sign
A kitchen is the most expensive commercial fit-out to remove, and a cloud kitchen is the most equipment-dense version of one. Most leases in Dubai ask for the unit back in the condition it was handed over, which means stripping out what took four months to build.
The costly items are the ones bonded to the building. Floor screed with falls and drainage channels cut into it. Tiling and stainless cladding. The grease duct and its roof penetration, which then has to be made good and made watertight. The gas enclosure, upgraded incoming power, cold room panels. None of that leaves quietly, and a strip-out in an occupied estate runs on the landlord's timetable with its own permits.
The version of this that saves money happens at lease stage rather than at exit. A kitchen-ready unit is worth something to the next tenant, so ask now for a clause that lets you leave the drainage, the stack penetration and the finishes in place. Landlords agree more often than tenants expect, because a fitted food unit re-lets faster than an empty bay. What makes the conversation possible three years later is unglamorous: the shell condition report and photographs from handover day, the as-built drawings, and a reinstatement allowance you set aside instead of discovering.
One more cost sits outside a contractor's scope. A cloud kitchen licence, whether through DET or a free zone authority, along with the conditions attached to food production, is its own budget line with its own timing, and current figures should come from a registration consultant rather than from us. What we do own is the technical route: drawings, the Dubai Municipality permit submission, Dubai Civil Defence where the installation calls for it, DEWA, the landlord NOC, and the inspections that release the unit. How is a cloud kitchen fit-out different from a restaurant fit-out?
The requirements are identical and the space to satisfy them is smaller. Extraction, make-up air, gas and suppression are all sized from the cooking line, so a delivery-only unit needs restaurant-scale plant on a warehouse-bay floor plate, with no dining room to route ductwork through or borrow transfer air from. In exchange the front of house disappears: no customer finishes or WCs, no seating layout to review, no shopfront. The engineering gets harder and the design gets simpler.
Is 500 to 800 sqft enough for a cloud kitchen?
For one or two brands with a compact menu, usually yes. What decides it is not the cooking equipment but everything around it: the make-up air unit and its intake route, the grease interceptor with pumping access, chiller and dry store volume, wash-up, staff welfare and a staging area for finished orders. Test all of that against the shell drawing before signing, because the cooking line always fits on the first sketch and the support spaces are what push a layout over the edge.
What is already done in a shared kitchen hub, and what is still mine?
A hub normally provides the extraction stack and fan, the grease interceptor and kitchen drainage, tempered make-up air, base fire protection, washable finishes and the base building approvals. You still bring your equipment and layout, your trade licence and food safety approval, your HACCP plan and staff training, suppression over your line if it is not provided, and the staging routine. Get the extract volume allocated to your pod confirmed in writing against your appliance list before you sign anything.
Does a delivery-only cloud kitchen need Civil Defence approval?
Assume the installation triggers a Dubai Civil Defence review rather than assuming it does not. Commercial cooking with a canopy, a suppression system over the line and a gas supply is exactly the combination that gets reviewed, and the gas installation is normally treated as its own package with the fuel shut-off interlocked to the suppression release. The absence of customers does not change that. Whether the base building already covers part of it depends on the landlord's approved drawings.
What happens at reinstatement when we leave the unit?
Most leases ask for the unit back as handed over, which means removing the screed falls and drainage, tiling and cladding, the grease duct and its roof penetration, the gas enclosure, upgraded power and cold room panels, then making good the structure. It is the largest single exit cost in this format. Read the make-good clause before signing, keep the handover condition report and the as-built drawings, and ask whether you can hand back a kitchen-ready shell instead. A fitted food unit re-lets faster than an empty one, which gives you a real argument.
